Manchester housing stock — and what that means for the work

Manchester is a genuinely mixed city to build in. In Chorlton, Whalley Range and Levenshulme you're mostly looking at pre-1900 red-brick terraces with rear back-additions, solid brick walls and slate roofs. Didsbury and Withington add larger Victorian and Edwardian semis and villas, often with stone bay windows and decorative eaves details. Stretford and parts of Old Trafford mix inter-war semis with newer infill, and out towards Sale and Northenden you find 1930s bay-fronted semis and 1950s cavity-wall semis on quieter estates.

Each of those needs a different approach. A Chorlton back-addition side return usually means removing the original spine wall with a matched steel pair, retaining the chimney breast for character, and lime-pointing the newly exposed brickwork rather than sand-and-cement. A Didsbury loft conversion often turns on whether you can hip-to-gable without impacting the streetscape, and whether the existing roof timbers can be retained or need to be replaced. On a Stretford or Sale 1930s semi we're usually looking at cavity extension detailing, matching sandfaced brick, and a rear steel to open the kitchen to a new dining area.

None of that is one-size-fits-all. When we quote a Manchester property we look at the age, the wall build-up, the roof, the drainage, the neighbouring buildings and the street pattern before we price. That means the number you get from us reflects the property in front of us, not a rate card.

Most of our Manchester work sits under either Manchester City Council or Trafford MBC depending on postcode — M20, M21, M14 and M19 are Manchester; M32, M33 and M41 are Trafford. Both authorities have their own planning portals, their own conservation officers and their own Building Control teams, and turnaround times vary. We manage submissions through both routinely, so you don't have to work out which side of the border you're on.

Chorlton Park, Didsbury Village and parts of Whalley Range are in conservation areas with tighter controls on front elevations, boundary walls, chimneys and windows. Manchester's Article 4 directions in some streets also remove permitted development rights for HMO-style changes. We flag any of this early — before you commission drawings — so you don't spend money on a design that won't get consented.

For Building Control we use both council teams and approved inspectors depending on client preference and lead time. Structural calculations come from local engineers we've worked with for years; they know the housing stock and turn drawings around in days rather than weeks.

Living in the house while we're working

Most Manchester extension and renovation clients stay in the house while we're on site. That's manageable, but it needs planning. Before we start we agree with you which rooms stay 'clean' (usually bedrooms and one bathroom), where the temporary kitchen will sit if we're pulling the existing one out, and how you'll access the garden without walking through active works.

We put up dust-proof zip screens rather than plastic sheeting on tape, protect floors with breathable board, and isolate services (water, gas, electric) only within scheduled windows we tell you about in advance. Skip is parked with a Manchester or Trafford permit as required, scaffold licence sorted before it goes up.

Victorian terrace side return — Chorlton M21

Off Beech Road, Chorlton

The Brief

Owners of a mid-terrace Victorian house wanted to open the back of the property into a single kitchen-diner running the full width of the plot, with a glazed side return and roof lantern.

The Challenge

The original spine wall was load-bearing and carried the chimney breast above. Rear foundations were shallow (three courses below floor level), the neighbouring party wall needed formal notices, and the property sits within the Chorlton Park conservation area with tighter rules on the rear elevation.

Our Solution

Installed a matched steel pair to remove the spine wall while retaining the chimney above on a gallows bracket. Underpinned the rear corners, served party wall notices with a schedule of condition, and re-pointed the newly exposed brickwork in lime mortar as required for pre-1900 walls.

Outcome

Completed in 13 weeks on site, signed off by Manchester Building Control first time. The exposed brick chimney and lantern roof became the feature of the space rather than being boxed in.
