Walk from Monton Green down towards Patricroft and you move from big double-fronted Victorian villas, past inter-war bay-fronted semis on Half Edge Lane, into the tighter two-up-two-down terraces off Liverpool Road. Each of these stock types was built to a different standard, with different mortars, different roof pitches and different foundation depths — and each throws up its own quirks once you start opening walls up.

The Victorian and Edwardian terraces around Monton Road and Half Edge Lane were built with solid 9-inch brick walls in lime mortar. That means no cavity, breathable brickwork, and joists that usually run front-to-back into the party walls. When we open up the back of one of these for a kitchen extension, we almost always find a shallow footing (sometimes only three brick courses below floor level), a chimney breast that has been half-removed by a previous owner without a gallows bracket, and lath-and-plaster ceilings above. All of that is fixable, but it needs to be priced honestly at the quote stage rather than sprung as a variation halfway through the job.

The 1930s semis off Parrin Lane, Wentworth Road and the Ellesmere Park fringes are different again — cavity walls, concrete lintels, timber suspended ground floors and clay tile roofs. They extend well because the original build quality was high, but the cavities are narrow (usually 50mm) and unfilled, so any extension needs proper thermal detailing at the junctions to avoid cold bridging and interstitial damp. Post-war Salford Council stock around Winton and Peel Green tends to have concrete or steel frames within brick outer skins, which changes how you approach a structural opening entirely.

1930s Monton semi — rear kitchen extension & internal reconfiguration

Off Parrin Lane, Monton, M30

The Brief

Owners wanted a 4m single-storey rear extension to open the kitchen into a dining area with bi-folds onto the garden, plus a utility off the side return.

The Challenge

Half the original chimney breast had been removed decades earlier with no gallows bracket, foundations were shallower than expected on the west boundary, and the party wall neighbour needed a formal notice under the Party Wall Act.

Our Solution

We installed a proper gallows bracket to secure the remaining chimney, underpinned the west corner to modern depth, served party wall notices and agreed a schedule of condition. Extension built in matching Accrington reds with a lantern roof and a 4.5m steel to open the back of the house up.

Outcome
