BOARDMAN BUILDING CO. | TRAFFORD
Local Construction
Trafford covers a wide stretch of property types — Old Trafford and Stretford terraces, the leafy semis of Sale and Timperley, and the larger detached homes around Hale and Bowdon. Boardman Building Co works across the borough on extensions, garage conversions, structural alterations and external repairs, with one foreman per project so the same face is on site every day.
We cover the whole M16 / M32 / M33 / M41 area and surrounding postcodes, working on homes and small commercial properties throughout Sale, Stretford, Urmston, Old Trafford, Timperley and Hale.
Recent Work
Two-storey side extension on a 1930s semi off Marsland Road. Added a downstairs WC, utility, and a master bedroom with en-suite. Matched brick blend ordered to age with the original facade.
Converted an attached single garage into a heated home office and gym. New insulated floor, blockwork infill to the door opening and re-rendered to match the rest of the property.
Full repointing of a four-bed detached with deteriorating cement joints. Cut out by hand and raked back, repointed in a soft lime mix that suits the original 1920s brickwork.

The borough of Trafford runs from Old Trafford and Stretford in the north, through Urmston, Flixton and Davyhulme in the west, down to Sale and Ashton-on-Mersey in the middle, and out to Timperley, Altrincham, Hale and Bowdon in the south. The housing stock, planning environment and budgets across those areas are genuinely different, and we quote accordingly.
Around Old Trafford and Stretford you're in traditional red-brick terraces with rear yards, some already extended, some untouched since the 1930s. Sale and Urmston are dominated by inter-war bay-fronted semis with generous rear gardens — ideal for single-storey rear or wraparound extensions. Timperley mixes 1930s and post-war semis with pockets of newer development. Hale and Bowdon sit at the top end of the market: larger detached houses, often with restricted planning consents, high specification finishes and neighbours who care what your scaffold looks like.
That matters because a £60k extension on a Stretford terrace and a £180k double-storey rear on a Hale detached are different jobs with different risk profiles, different sub-trades and different Building Control expectations. We've done both, and we price them honestly rather than pretending they're comparable.
Trafford's planning portal is generally efficient and its planners are pragmatic, but the conservation areas and Article 4 zones (Hale, Bowdon, parts of Sale Moor and Old Trafford) come with real constraints. Front elevation changes, boundary walls above a certain height, roof lights on principal elevations and dormer designs all get scrutinised in those areas. We flag any of this at the first site visit so you're not committing to drawings that won't get approved.
For extensions that fall under permitted development we can prepare the drawings and submit a Lawful Development Certificate through Trafford's portal on your behalf — worth doing because it's the piece of paper solicitors ask for when you sell. For anything requiring full householder planning permission, we work with local architectural technicians we trust and can hand the whole design-and-build package back to you as a single price rather than juggling three separate professionals.
Trafford Building Control uses its own team and we've had a working relationship with them for years. We book inspections at foundations, DPC, drainage, pre-plaster and completion. On more complex jobs (steel structures, party wall works, drainage diversions) the inspector will often want to visit at additional stages — that's normal and we programme it in.
The single biggest complaint we hear from Trafford homeowners about previous builders is 'nobody is ever on site' and 'the price kept going up'. We built our process to fix both.
Every job gets one foreman assigned to it for the duration. That's the same person on site every working day, the same person you speak to about progress, and the same person who signs off any variation before it happens. You're not chasing a project manager who's running six other jobs across the North West.
Pricing is a fixed written quote with a clear scope, not a day rate or a hopeful estimate. Anything genuinely unknown at quote stage (what's under a concrete floor, what condition the joists are in inside a ceiling void) is called out as a provisional sum with a not-to-exceed cap. If we open something up and find it's better than expected, that saving comes back to you.

Trafford Case Study
Off Marsland Road, Sale, M33
Growing family needed a downstairs WC and utility, plus a master bedroom with en-suite above — matched into the original bay-fronted semi so it reads as an original build.
Existing cavity was 50mm and unfilled, the original sandfaced brick had faded unevenly across the front elevation, and Trafford planners wanted the ridge line dropped 300mm below original to keep the streetscape hierarchy.
Ordered a brick blend from three suppliers to age with the weathered original, adjusted roof design and re-submitted revised drawings within a week, and used full-fill mineral wool cavity insulation with staggered wall ties to avoid cold bridging at the return.
Approved on the revised submission, completed in 18 weeks, signed off by Trafford Building Control. The neighbour on the opposite side commissioned a matching extension six months later.

Yes — Sale, Stretford, Urmston, Flixton, Davyhulme, Altrincham, Hale, Bowdon and Timperley. Our yard is minutes from the M60 so we cover the whole borough with the same lead times.
Trafford's planning portal is generally efficient and its officers are pragmatic. The tricky bits are the Article 4 zones (Hale, Bowdon, parts of Sale Moor and Old Trafford) where permitted development rights are restricted. We flag those constraints on the first site visit.
Yes — we arrange scaffold licences, skip permits and any Trafford parking dispensations before the start date, and pass through the licence cost at cost. You never need to deal with the council directly.

Testimonials
Don't just take our word for it. Hear directly from the homeowners and businesses who've trusted us with their projects.
"Lee was doing some work that looked great for my neighbour and so I asked him to come and do some pointing and drain repairs for me. I was really happy with the workmanship, the price and the punctuality. Lee was not quite happy with the match of colour of some bricks he was going to use around my drain — he went off to get a better match! Great work overall."

"Very pleased with the work Lee and his team have done for us, removing an external door and installing a window in its place and plastering. They've done an excellent job. They go above and beyond to please you. I would highly recommend them to anybody."

"We used Boardman Builders to repurpose our old garage — they reduced the length to give us a bigger drive, got rid of the up and over door and bricked up the space, installed a new roof, entrance door and electrics. I love my new shed! Very happy with all the quality of work."
